ARETE

Poland completed 5.6 flats per thousand people last year, Czechia 3.1, the property group ARETE has calculated

Poland completed 208,800 flats in 2025 and Czechia 33,430; per thousand inhabitants that is 5.59 against 3.06, roughly 83 per cent more. Housing starts were 212,400 against 35,819. If Czechia built at the same rate, ARETE says, it would add about 61,000 flats a year instead of 33,000. Logistics is the other way round: Czechia has 1.26 square metres of modern warehouse space per person, Poland 1.02.

Editor's note. ARETE cites itself as the source of the comparison table and names no statistical office. It is itself a property business.

Philip & Frank

Don't wait for cheaper mortgages to buy a flat, advises an estate agency. Rates stand at 5.51 per cent

The average offered mortgage rate rose by 0.62 percentage points from its March low to 5.51 per cent in September, according to the Swiss Life Hypoindex. The estate agency Philip & Frank argues that postponing a purchase may not pay: in its model an 8 million crown flat gets 8 per cent dearer within a year, and even with a rate half a point lower the monthly payment would rise from about 36,300 to 37,100 crowns. New flats in Prague rose in price by about 11 per cent year on year in the second quarter, to 183,100 crowns per square metre, according to Flat Zone data.

Editor's note. The advice not to wait comes from an agency that earns money selling flats. The 8 per cent price rise is an assumption of its model, and it does not work through a scenario with stagnating prices.

ComSource

The most active group was Titan, with four attacks on data and IT service firms, and there was also a claim of 105,000 records leaked from an online shop.

Editor's note. The release names neither the healthcare provider nor the other firms. It was issued by ComSource, which sells cyber protection.

Asociace poskytovatelů nebankovních úvěrů

The Chamber approved a price cap on consumer loans, non-bank lenders say 90,000 people will lose access to legal credit

On 11 September the Chamber of Deputies passed, in third reading, an amendment to the Consumer Credit Act with a new price cap; amendment F3, which would have softened the cap, failed. The Association of Non-Bank Loan Providers estimates that at least 90,000 people who can repay their loans will be pushed out of the regulated market, and that some will end up at pawnshops and loan sharks. It welcomes new creditworthiness rules as a partial improvement, but they do not apply to loans repayable within a year.

Editor's note. The 90,000 estimate comes from a group of 13 non-bank lenders whose business the cap reduces. The release gives neither the level of the cap nor how the estimate was reached.
